Tribeca Green Apartments
Tribeca Green Apartments is a luxury apartment building in lower Manhattan, which contains 274 apartments ranging from one to four bedroom units. The management of the building, Related Group, sought to offer a more ecological, energy-efficient lifestyle to its tenants.

The energy use of the proposed building was analyzed prior to construction. The study identified energy-efficient measures that could be incorporated into the design to reduce energy and water consumption, reduce construction waste, use low-impact materials and improve indoor air quality. Some of the recommended measures include:
• Building integrated photovoltaic (PV) panels
• A high-performance building envelope
• Occupancy sensors in corridors and stairwells to control lighting
• Variable speed drives on water pumps
• ENERGY STAR® qualified appliances
A State incentive helped defray a portion of the implementation cost of these measures. In addition, the building owner may qualify for additional incentives for building PV systems.
The investment is expected to result in:
• Annual energy savings of 601,590 kWh
• Peak demand savings of 98 kW in the summer and 234 kW in the winter
• Annual cost savings of $91,085
• A 1.7 year simple payback on the owners’ investment
